Documents Required for Property Registration

•    Identification Proof

              Ration Card/Voter ID/Driving License/Aadhaar Card/PAN Card/Identity Card

•    Verification of GPA from where it was registered in case it has been registered out of state only

•    NOC

•    ID Proof of two witnesses

•    Map Plan and description of immovable Property

•    Digital Photograph of Property (Building /Plot)

•    For Release Deed: Mutation Of Virasat For Identification Of Ancestral Property.

Stamp Duty in Haryana

Stamp duty is a lawful tax payable in full and acts as evidence for any sale or purchase of a property. Stamp duty rates of various transactions in Haryana are:

Calculate Stamp Duty on Jamabandi:

An individual could calculate stamp duty for a property transaction on the Jamabandi website by the steps below:

Step 1: Towards viewing the applicable stamp duties visit the stamp duty page of Jamabandi web portal

Step 2: Enter Transaction Value in Rupee

Step 3: An applicant has to select Municipality and Gender

Step 4: Then Click on Calculate. The amount of stamp duty and registration fee would be shown.

Procure E-Stamp Online:

After viewing the applicable fee, an applicant is required to procure an E-Stamp online for registration. Visit the e-Gras web portal. Login in towards the portal and take the necessary steps to obtain E-Stamp.

Deed Registration Appointment Slots Availability Checking:

An applicant is required to take an e- appointment before registration of property.

  • For checking available slots for appointment visit Jamabandi portal http://jamabandi.nic.in/HARIS/AMSAptSlots.aspx.

  • An applicant has to select the District name, Tehsil and enter the date.

  • Now available slots shall be displayed

  • An applicant could now make e- appointments for registration. At the time of appointment, the E-Stamp details are to be entered on the Appointment Slip.

  • After taking the e-appointment, an applicant could visit the sub Tehsil office or the SRO office with the required documents listed above.

Process for Registering a Deed

Haryana property deed registration must follow these steps;

  • An applicant must visit the Jamabandi website to download the desired deed

  • Fill in all details in the deed.

  • Visit the Sub Registrar Office on the required date and time. Deeds are forwarded through Registration Clerk to Sub-Registrar.

  • When the Sub-Registrar marked the deed it would be fetched into the HARIS and deed data and Photograph of buyer would be recorded in the system.

HALRIS– Haryana Land Record Integrated System where the database of land records for the whole state of Haryana is maintained. When the deeds are registered, the entries are recorded HALRIS.

  • While Registering in HARIS, the desk officer would update Seller/ Buyer details and the E- Stamp number towards updating the transaction fees. When the details are entered, the real-time photograph is captured.

  • When the deed is registered in HARIS, the SRO officer would regularize the deed by obtaining the Biometrics of the buyer and seller.

  • After regularizing the deed, the registry of the land is printed with images of the seller, buyer, and witnesses with signs.

  • The registered copy of the deed is provided towards the parties as well as the Tehsil office also uploads the same on the Jamabandi web portal.

View Registered Deed:

•    An applicant could view the registered deed online by visiting the Jamabandi website.

•    One must go to the Jamabandi Web portal. The applicant then must select the “view registered deed” option from the drop-down menu under Property registration menu.

•    An applicant is required towards entering the few details.

      o    Tehsil

      o    Registry Number

      o    Registry Date

      o    Deed Name

•    One must enter the captcha and click on Search. An applicant could now see the details of the registered deed.
